The property is located in Poggio in Garfagnana, Tuscany, about an hour north of Lucca and less than an hour and a half from Pisa, in unspoiled nature with forest, river within walking distance, bathing lake (Gramolazzo) 30 min. away and close to train station.
The property is currently run as a vegetarian/vegan restaurant, rental, yoga retreats, workshops etc.
Close to nature, but only 3 km from school and town.
The main house
The property faces southeast and has fantastic light and views of fields, deer and the mountains. The three-storey house (197 m²) was built from local stone in the 1700s and lovingly restored. The ground floor features a custom-built kitchen with Carrara marble, Smeg gas stove and terracotta floors, dining area and living room with fireplace and access to the conservatory and terraces. Outside you’ll find a pizza oven, pergola and several cozy corners. The first floor has two bedrooms, a large bathroom and a balcony. The lower floor has a utility room, bathroom and extra bedroom. The pool (9 x 4 m) has mountain views.
Casa Iris
Casa Iris is a large, lovingly restored stone house (110 m²) on two floors with four bedrooms, two bathrooms, large portico (25 m²) and outdoor barbecue. The house stays cool in summer and warm in winter with radiators and fireplace in the living room. Large windows with mosquito nets provide plenty of light. The kitchen is fully equipped with granite tabletop and fridge, and the house has charming details such as handmade candles, stained glass, locally made sink and mirrors. Beautiful views of nature and mountains surround the house.
Nido Cottage
This small, restored chestnut drying house, called “Nido” (Italian for nest), is cozy and popular. The house is 24.5 m² with one bedroom, one bathroom, a private patio for meals and relaxing outdoors, surrounded by beautiful views. The cottage has custom ironwork, wooden floors on the first floor, thick stone walls to keep cool in summer, hand-painted ceramic sink in the bathroom and kitchen tabletop in local white marble.
Restaurant
This 85 m² wooden building has been the heart of our agriturismo and has hosted dinners (up to 45 guests, comfortably 25-30), yoga and meditation retreats, workshops and women’s groups. The space is easily convertible, heated by radiators and a wood-burning stove and has a professional kitchen with a large stove, oven, dishwasher, fridge/freezer and large pantry. There is a bathroom, changing room and in front of the building a pergola with a 3.5 m long custom-made table. All inventory, service and a regular clientele are included.
Massage hut
This small wooden house was shipped in parts from Lithuania and assembled here. Originally planned as a sauna, it is now used for treatments such as massage, reiki and vibrational healing – a space perfectly suited for the purpose. It is also cozy for family and friend stays. The house has a small veranda, skylight, large windows and tea kitchen, small bathroom with shower and a cozy bedroom with a view of the sunrise over the mountains.
Ceramics workshop
A small but functional room with a large electric kiln, potter’s wheel, shelves and radiator. Outside is a marble sink with hot and cold water and space for glazing and working. Perfect for both experienced and beginners, with plenty of beautiful natural clay straight from the ground ready to use.
Greenhouse
A short distance from the houses is a six-year-old, fenced apple orchard with around 100 apple trees, walnuts, cherries, olives and other fruit trees and a handmade wooden gate. There is also a large glass and steel greenhouse with automatic windows, irrigation system, light and electricity.
Property area
The outdoor areas invite you to relax, play, do yoga, sunbathe, garden, swim or read in a hammock. The fenced garden with irrigation system allows you to grow your own vegetables and the property has many fruit trees such as fig, apple, cherry, walnut and pomegranate. There are two greenhouses, pool with sun loungers, large terrace (35 m²), antique pavilion, playground with swings, slide and table tennis table and chicken coop with compost area. Three large sheds provide storage space for tools and equipment. A favorite spot is a large hammock overlooking the sunrise and the walnut orchard where you can spot fireflies in summer.
Surroundings
Even without leaving the property, you can enjoy beautiful nature, forest, birdsong and fresh air. The forest offers mushroom and chestnut collection and the neighborhood has friendly international neighbors. There are many beautiful walks right from the doorstep, cycling, horseback riding and swimming in the river. The nearest town is Camporgiano (3 km) with shops, restaurants and a school, and Castelnuovo offers a larger selection of shops and amenities. The Poggio/Careggine/Vagli train station is a 20-minute walk away and provides connections to all of Italy. The beach is about 1.5 hours’ drive, and Lucca and Pisa can be reached in around an hour.

Camporgiano is an hour’s drive from Lucca and 15 minutes from the largest town in the Serchio Valley, Castelnuovo di Garfagnana.
The Apuan and Appennine mountain ranges frame this beautiful and lush valley.
The fortress of Camporgiano dominates the town. It was built in the 14th century and rebuilt several times in the following centuries. The fortress has the shape of an irregular square, with two cylindrical towers at the corners. It is now private property and still has significant traces of the original medieval structure.
There are plenty of places to visit from Camporgiano: Hiking trails that can be explored on foot, horseback or mountain bike.The Garfagnana Valley is justly famous for its prosciutto, pork, pecorino cheese, honey, spelt and genuine Tuscan atmosphere.
Camporgiano has a winery that supplied wine for a New Year’s Eve party at the US White House – the winery is worth a visit.
