1. Find your dream property

2. Preliminary purchase contract – your safety net

Once you’ve found your property, the process begins:

  • The contract is drawn up: the authorized Italian intermediary creates a preliminary purchase contract(contratto preliminare di compravendita) with all the terms, conditions and details of the deal.
  • Signature and deposit: Both parties sign and you pay 10-20% of the purchase price to reserve the property.
  • Your peace of mind: The contract protects both you and the seller and forms the basis for the next phase.

3. Due Diligence – the property is checked thoroughly

Before the purchase is finalized, everything must be in order. This is where the geometra comes in – a local expert who combines the roles of craftsman, surveyor and inspector.

  • The task of the geometra:
    • Obtain official documents from the authorities (floor plans, building permits, property rights, etc.)
    • Checks for hidden errors or irregularities
    • Create a report to make sure everything is as it should be
  • Your benefit: You pay the geometra directly, so he only works for you. We help you find the right professionals.

4. The final signature – the keys are yours

And finally: The deed must be signed, the balance paid and the property officially becomes yours. This happens at a meeting with:

    • Buyer and seller

  • Here’s how it works:
    1. The notary reads the entire purchase agreement aloud in Italian.
    2. Both the Italian original and the translated version are signed.

5. Land registration – the last official step

The notary sends the deed to the Italian authorities for registration. Once approved, you’re officially the owner – ready to start your new life in Italy.
