Very well maintained and spacious villa with small garden and close to the city’s cozy piazza.
The property has a ground floor entrance to a beautiful vestibule with a few steps up to the hall, two bedrooms and a living room – all these rooms are very bright and spacious. The living room has a fireplace and access to the garden. There is also a bathroom on this floor.
The beautiful old stone staircase leads up to the first floor where there is a spacious hallway with a small balcony, two bedrooms, the cozy kitchen with the original fireplace, which now has a wood-burning stove. On the mezzanines there is a newer bathroom and an exit to the garden. There is another entrance to the fenced garden – via a gate next to the house. In the attic, there is plenty of space for storage – however, there is not full ceiling height throughout.
There are also three basement rooms that are currently used for storage and a boiler room.
The villa is not connected to other buildings. The central heating system was replaced a few years ago. The entire villa is in good condition.
The layout makes the villa suitable for renting out rooms or “just” for the large family.
There is a public parking lot about 50 meters from the property. However, you can easily load and unload right in front of the front door.
Within walking distance there is a bar/cafe, pizzeria, pharmacy, bank, bakery, train station and museum.

Camporgiano is an hour’s drive from Lucca and 15 minutes from the largest town in the Serchio Valley, Castelnuovo di Garfagnana.
The Apuan and Appennine mountain ranges frame this beautiful and lush valley.
The fortress of Camporgiano dominates the town. It was built in the 14th century and rebuilt several times in the following centuries. The fortress has the shape of an irregular square, with two cylindrical towers at the corners. It is now private property and still has significant traces of the original medieval structure.
There are plenty of places to visit from Camporgiano: Hiking trails that can be explored on foot, horseback or mountain bike. The Garfagnana Valley is justly famous for its prosciutto, pork, pecorino cheese, honey, spelt and genuine Tuscan atmosphere.
Camporgiano has a winery that supplied wine for a New Year’s Eve party at the US White House – the winery is worth a visit.
